Home Staging
Home Staging is the process of taking your house from its comfortable daily living mode to a less personalized state that will appeal to the largest number of buyers. The "home" is now a "house"; commodity you are selling. It is beneficial to remember that your memories go with you.. Detached sellers can be realistic and objective about their property and realize that that the market today means more work than just an intense cleaning. Just as retail displays are made to capture your interest, your staged house can do the same by wowing knowledgeable buyers. Particularly in this market, buyers want to see updated features and move-in ready conditions, not a mural painted by your favorite artist or a sentimental piece of woodworking. Buyers want to imagine their interests, not the sellers. Staging helps give buyers space and freedom to connect emotionally with your property. When it comes to making an offer, emotion plays a bigger role than logic.
Staging is a large part of marketing your investment . 80% of buyers pre-screen listings online. Our Staging service, adapted for each client's budget, is an in-depth front curb to back fence process, highlighting the elements of interest to the greatest number of your target market buyers.
Prices for staging of furnished properties are approximate. Final fees vary due to the differences in properties and objectives of sellers.
Staging Consultations
The Comprehensive Staging Consultation provides our clients with a detailed walk-through checklist that evaluates market readiness. During this walk through of your property, we each carry a check list. We are looking, walking and talking. You are following the checklist, and taking notes. Recommendations are discussed to ensure understanding of our suggestions. The client can use the information to implement the changes, or retain our company to perform the staging. It is always recommended to do the consultation and staging before going on the market.
Consultations average 1-2 hours at $200
Just as you and your house are different from the people next door, so, too, are our staging packages. We will give you choices of your own custom packages.
Partial Staging Packages
A half-day working with furniture, art and accessory placement to increase interest in the property and improve the perceived value. Focus is on the most prominent spaces. Depending on the needs and budget of the client, it can also include modest accessory and/or art additions on loan from or purchased by Time To Stage for you. Begins at $400
Complete Staging Packages
Complete Staging a full staging in every essential room of the house. Generally, these rooms are the living room, dining room, family room, kitchen, master bedroom and bath. This one-two day service includes furniture, art and accessory placement to enhance special features and make an emotional connection with buyers. Additional time may be needed for larger scale projects. Begins at $800
DIY Fine Tuning
After sellers finish their own staging, we can return to prepare for the market launch. $75 per hour
Interior Redesign
Redesign is an affordable, economical way to redecorate. Use what you own decorating is a quick way to give one room, or many rooms a transformation You deserve a home you are comfortable in, whether recharging by yourself, or entertaining a group. It should beautifully represent you.
You'll be amazed by the results, and the new life your cherished possessions take on after a Redesign. You have accumulated favorite accessories and furniture, which tell your story. From your answers to our questions, we understand what the needs and functional requirements are for the space. Leave your home in our caring hands for the day. We have the privilege and fun of creating the room designed to dazzle you. Your redesigned space is revealed when you return. Yes, it is like you see on TV!
An average room takes 4 hours and is $415. The Redesign consult: $125, Telephone Consult: $50 per hour. Consultations are not always necessary before the Redesign.
Move In
A form of redesign. We assist you with placing your possessions to make your new house feel like home. A look at your present house helps us make decisions to get you settled . We'll discuss how you would like the space to be used. A wish list, with a budget, is developed for you or us to purchase extras which compliment what you already own. Color choices are included in this service. $175
Personal Shopping Services
Perfect, if you don't have the time or interest to shop. We do the shopping for you. Let us guide you through your search for any furniture, accessories or art. Give us your budget, and we'll bring selections to your home. $50/hour
Color Consultations
Choosing colors can seem like a giant puzzle when you start flipping through paint decks. Using Benjamin Moore and Sherwin Williams samples, we can help you solve the puzzle and determine the best color choice for you and your room. The choices compliment your belongings and create the desired atmosphere. $75/hour
Accessory Rental
Some properties need additions to the existing accessories. We'll provide the perfect accents to interest buyers.
Referrals
As a professional courtesy, we provide referrals to industry related services that you may need in the preparation of selling your house. This service is provided at no cost to our clients.
